Local rules
regarding on-site work by trades people retained by owners or the Owners
Corporation.
Trades-people engaged by the
Owners Corporation or their employing organizations will, at highest level, only
have the status of contractors to the Owners Corporation:
no person or organization may be employed in the status of employee to
the Owners Corporation.
Owners’
responsibilities
Owners or residents of
apartments are responsible to ensure that all trades-people they engage are made
aware of these rules and are responsible for their compliance.
Current Occupational Health
and Safety law has brought into play a range of detailed and strictly enforced
regulations. These MUST be
rigorously and scrupulously adhered to.
The Owners Corporation
requires that when any works are to be undertaken the following procedures be
followed as a minimum:

that all residents are given at least three working days written notice
of any and all works to be undertaken by any tradesperson, supplier, contractor.
Such notice shall be given by the owner of the unit involved by notice
delivered either in person or to the post box applicable to the resident, and
shall describe the works to be undertaken, the contact details of the person,
persons or organisation undertaking the work, and an indication of the number
and size of any and all vehicles which can be anticipated to be on-site at any
time during the said works.

that the tradespeople
undertaking the work must be advised that they may not park any vehicles on the
property’s lawns or garden areas and that they do not in fact so park any
vehicle.

that the tradespeople
undertaking the work must be advised that they may not park any vehicles in
driveways in such a way as to cause inconvenience to any other resident and that
they do not in fact so park any vehicle.

that the tradespeople must
provide the Owners Corporation with a copy of their Job Safety Analysis
Worksheet and safety procedures
prior to commencing any works.

that any materials to be
used in the building works may only be temporarily located on lawns, paths or
gardens for up to 12 hours but in no circumstances may they be placed in such a
position as may cause inconvenience to any other resident of 162 Power Street
Hawthorn

that waste and mess is cleaned away as it may arise, and no demolition or
building waste is to be placed in position where it may inconvenience any other
resident, not that any allowed to remain overnight

that on completion of the works all floor-coverings, stairwells, other
common property and the exterior of the area are fully cleaned and tidied, and
that any damage to gardens, lawns, driveways, paths, floor-coverings or any
other part of the property, any fitting or fixture of the property 162 Power
Street Hawthorn or of any resident thereof is restored to an “as-new” condition.

That all Tradespeople working on any part of 162 Power street comply
strictly with all Occupational Health and Safety requirements, whether
legislative, regulatory or guidelines, and supply the Owners Corporation with
all appropriate documentation (if working within any unit, a copy of all/any
documentation applicable and provided to the unit owner shall also be provided
to the Owners Corporation prior to commencement of any work.

Access to any roof areas must only be by properly affixed ladder located
at the designated location on either block.

Tradespeople working on roof
areas of gutters must be properly harnessed to the safety fixings located on the
roof area.

A tradespersons toilet is
located in the south west corner of Block 1.
It is kept locked but a key may be obtained when necessary from either
Sheila Hayres or Margaret Wallis.
The toilet must NOT be used as a store-room.

Some gardening equipment is
stored under the stairway at the south-west corner of Block 1:
items may only be used by residents with the authority of the Gardens
Sub-committee. No residents’
property may be stored or operated in this under-stair area.
